I need certain repairs in my flat. Such as repair of the outside of the roof as I live on the top floor and it&#8217;s raining in. Also cosmetically from the inside where there is a previous leakage and this has now developed into mushrooms and a big spider net&#8230;My landlord has suggested me to move out for a week with all my stuff. I have no friends that I can pester with this so who is liable for the week I am away from my accommodation? I wish to have civil legal laws answered please. Yes it&#8217;s common sense the landlord should pay for it or that I should not pay rent for that time he is repairing the property , but he states it does not need to be renovated&#8230;<br />
And what are the laws about mould and swift refurbish re this as mould is a health hazard?<br />
Anyone from the Citizens Advice Bureau?<br />
Does anyone know the legal time limits he needs to remedy these issues as I have complained 1.5 years ago and nothing is being done&#8230;<br />

I reside in the UK in an accommodation for keyworkers so it is the manager only I am dealing with. It&#8217;s a big association.</p>

<p>At the funeral, each man put an envelope in the coffin. Riding away in a limousine, the priest suddenly broke into tears and confessed, &#8220;I only put ,000 into the envelope because I needed ,000 to repair the roof of the church.&#8221;</p>

Yesterday, I explored the abandoned Cane Hill mental asylum. It was opened in 1883, and closed in 1991 after being gradually wound down in the eighties after the passage of the Care in the Community Act. In just seventeen years, it has fallen into a disgraceful state of repair, and is now finally being demolished.</p>
<p>What I want to know is, how did a mere seventeen years cause floors to collapse, massive water damage, rotten beams and all sorts of things? It was presumably fine when it closed &#8211; how did a mere seventeen years cause all this? In my house, we never need to repair the roof to stop leaks, so why is it that the building suddenly springs leaks all over the place in such a short stretch of time (compared to its age) and falls to pieces?<br />

<p><i>Answer by zenophryk</i><br/>there are so many things that contribute to the demise of a building like that.  we have a similar one with a similar situation up here (they filmed the movie session 9 there), i think it&#8217;s gone now.<br />
first, once it&#8217;s shut down, the heat is turned off,  this will cause big problems for such a big building.  with such a large roof structure, there is bound to be leaks.  then you have vandal activity and broken windows.  once the outside air is allowed to enter an area designed for a constant temperature range, the moisture starts to creep in.  moist air combined with a sudden temp change at night will result in condensation.  and this goes on for years.  the moisture seeps into all the nooks and cranies, and then freezes and expands and breaks it all appart. and is repeated the next day.</p>
<p>it&#8217;s a shame these building aren&#8217;t used for other things,  they are wonderful structures.</p>

Hi </p>
<p>I have had a leaking flat roof for some time and have gathered three quotes to rectify the issue and also to replace the roof itself as it is starting to wear (people advised me on this site to replace the roof if it is starting to go). I got a quote from a bloke who has always done work for my family. He is very trustworthy but incredibly expensive and unreliable (been putting off doing the job for weeks despite a leak into my bathroom). He quoted me £950 to replace and refelt the water tank (which sits on the roof itself and is the area where the leak is coming from). I got another man from trusted (or is it rated) tradesmen who was very reliable, fair priced and said exactly the same about the roof as the man I know as trustworthy. He quoted me £400 for the same work as above and £1200 to do the whole roof (about 12 foot by 18 foot I think approx). Final man came out (from Yellow Pages and based locally) &#8211; he seemed less trustworthy (lots of banging from roof) and gave a quote of £150 to patch the repairs or £1500 to do the roof and then promptly never phoned back.</p>
<p>I have choosen the middle man to do the whole roof for £1200. He stated he can provide a guarantee for 10 years (I think it is insurance backed) and he can start tomorrow morning (could be today but rain called off). He also asked me onto the roof (as did my first man) so he could show me the problem himself. I feel that he is a good a bet as anyone &#8211; I mean who can you really trust. The quote is reasonable however someone said it could be a bad thing that he is reasonably priced (not majorly cheap) and can do a job immediately. However the leak is quite urgent and I did press this which he acknowledged. I also hope the rated tradesman site (which has 11 positive refs) may have some assurance. </p>
<p>What does everyone think &#8211; is it suspiciously cheap or negative that he is willing to start straight away (considering it is a recession)? Who would you go for &#8211; or would you go for someone else?</p>

Thanks for all the advice.  He has not asked for money upfront and stated he would be blow torching on three layers (?).  The leak corresponds directly with rain so ruled out leaking tank.  Found him on rated tradesmen so had 11 references.  Also only intending to remain in property for 2-3 years so long as does the job for this period am happy!</p>

<p><i>Answer by Peter M</i><br/>Go with your gut!  Things couldn&#8217;t be so different there in the &#8220;Mother Country&#8221; from us here in the &#8220;Colonies&#8221;.  You need the work done so don&#8217;t worry about the &#8220;suspiciously cheap&#8221; but DO check out to see if he is insurance backed. THAT could be a deal breaker for me. (Here in the USA, if he fell off the roof and hurt himself, he could sue me. And if he screwed up the job and somehow you got sued or had losses from his poor work, you would be out money) Good luck!</p>
